1. THE PREMISES

1.1   The Landlord hereby lets to the Tenant, who hereby hires, the premises situated at:

2. COMMENCEMENT AND USE

2.1   The Lease shall commence on [COMMENCEMENT DATE] and shall continue for the period agreed between the parties.

2.2   The Tenant shall use the Premises solely for the purpose of: General Business.

4. SECURITY DEPOSIT

4.1   The Tenant shall pay a security deposit of R 0.00 (representing 2 months' rent) upon signature of this agreement.

5. OPERATING COSTS AND UTILITIES

5.1   The Tenant shall be responsible for all utility charges (electricity, water, sanitation) consumed on the Premises.

5.2   The Tenant shall be liable for its pro-rata share of any increases in municipal rates and taxes over the base year.

7. ALTERATIONS AND SIGNAGE

7.1   The Tenant may not make any structural alterations or improvements to the Premises without the Landlord's prior written consent.

7.2   Signage: Tenant may only install external signage with the Landlord's written approval.

8. INSURANCE

The Tenant shall maintain adequate insurance cover for its assets, glass, and public liability (minimum R5 million) as specified in the lease schedule.

10. GENERAL

10.1   This agreement constitutes the entire agreement between the parties.

10.2   No variation or amendment shall be of any force or effect unless reduced to writing and signed by both parties.

10.3   This agreement is governed by the laws of the Republic of South Africa.

11. DOMICILIUM

11.1   The parties choose their respective physical addresses as set out in the party blocks as their domicilium citandi et executandi for all legal notices.
